[ High-Tech ]
건축에서 하이테크는 기술적인 부분을 드러내는 방식이 아니라, 공간이 더 넓어 보이고 더 효율적으로 작동하도록 만드는 일종의 ‘공간적 착시’일지도 모른다. 같은 면적이라도 설비와 코어의 배치에 따라 공간의 경험은 전혀 달라진다. 이 오피스 건물은 업무 공간(Served Space)과 설비·구조·코어(Servant Space)의 배치와 관계 설정이 공간의 경험을 어떻게 바꿀 수 있는지에 대한 실험에서 출발했다. 기존의 코어를 감싸는 방식 대신, 설비와 구조를 외부로 분산시키고 내부에는 넓은 대공간을 남기는 전략을 선택했다.
[ Structure & System ]
구조는 세 개의 콘크리트 벽과 코어가 건물의 중심을 잡고, 외곽의 철제 그리드 구조가 외부에서 하중을 분담한다. 약 24m 스팬의 구조 시스템을 통해 내부는 무주공간으로 비워내고, 슬라브 중간의 보이드는 구조의 부담을 덜어낸다. 그리고 쾌적한 업무 환경을 위해 OA Floor, HVAC System, RTU System, Plumbing 등 세부적인 시스템을 설계 안에 통합했다.
[ Space ]
판교역 주변에 위치한 복합 용도 오피스인 만큼, 업무 기능 뿐만 아니라 도시적인 기능을 수행하기 위해서 저층부는 외부인도 접근하고 이용할 수 있는 프로그램을 배치하고, 중상층은 직원들이 이용할 수 있는 야외공간, 오피스, 데이터 센터를 계획했다. 이 프로그램들은 보이드를 통해 연결되어 업무 효율성과 소통이 원활하도록 계획하였다.

[ High-Tech ]
In architecture, High-Tech may not simply be about revealing technical components; rather, it can be seen as a type of “spatial illusion” that makes a space appear larger and operate more efficiently. Even within the same footprint, the spatial experience varies drastically depending on the layout of building services and the core. This office building began as an experiment in how the relationship between Served Space (work areas) and Servant Space (systems, structure, and cores) can transform the user experience. Instead of the conventional method of wrapping around a central core, we chose a strategy that distributes services and structural elements to the periphery, leaving a vast, open interior.
[ Structure & System ]
The structural integrity is maintained by three concrete walls and a central core, while an external steel grid distributes the load from the outside. Through a structural system with a span of approximately 24m, the interior is cleared into a column-free space (long-span structure), and voids within the slabs further reduce the structural load. To ensure an optimal working environment, detailed systems—including OA Floor, HVAC, RTU, and Plumbing—were seamlessly integrated into the architectural design.
[ Space ]
As a mixed-use office located near Pangyo Station, the building is designed to fulfill both corporate and urban functions. The lower floors house programs accessible to the public, while the middle and upper floors are dedicated to outdoor spaces for employees, offices, and a data center. These programs are interconnected through voids, strategically planned to enhance work efficiency and facilitate fluid communication.
