Agenda
명동은 서울에서 보행 밀도와 회전율이 가장 높은 지역 중 하나다. 수많은 사람들이 빠르게 유입되고 빠져나가지만 대부분의 움직임은 저층 상업시설에 집중되어, 도시적 경험은 짧고 소비 중심적인 상태에 머문다. 본 프로젝트는 이러한 속도를 늦추는 ‘도시적 감속(urban deceleration)’을 제안한다.
대상지에는 예술과 이미지를 대중이 접근 가능한 형태로 편집해 온 출판 브랜드 Taschen의 오피스를 제안한다. 저층부는 상승할수록 체류의 밀도가 높아지도록 구성되었다. 1층 브라우징 라운지에서는 서서 가볍게 책을 넘기고, 2층 리딩 라이브러리에서는 머무르며 읽는 행위로 전환되며, 3층 전시·아카이브에서 가장 정적인 상태에 도달한다. 반대로 카페와 서점처럼 빠르게 소비되는 프로그램은 14층 테라스에 배치하여, 스쳐 지나가는 상업공간이 아닌 의도적으로 찾아오는 목적지로 전환시켰다.
구조는 메가 프레임 시스템을 기반으로 한다. 코어와 기둥, 보로 구성된 일반적인 오피스 구조 위에 메가 구조와 브레이싱, 클래딩을 더해 외주부 하중을 메가 칼럼으로 전달함으로써 내부에 무주공간을 확보하였다. 양측의 긴 캔틸레버가 만나는 지점에는 테이퍼드 보를 사용해 슬래브가 공중에 떠 있는 듯한 인상을 만든다. 명동의 밀집된 저층 상업과 달리, 이 가볍고 부유하는 무주 공간은 사용자에게 어떠한 행동도 강요하지 않는다.
Myeongdong has one of the highest pedestrian densities and turnover rates in Seoul. A wide variety of people constantly flow in and move quickly through, yet most of this movement is concentrated on the lower commercial floors. The urban experience remains short and consumption-driven, while the upper levels are barely recognized. This project proposes urban deceleration as a response to that flatness.
The site hosts an office for Taschen, a publishing brand that edits art and images into approachable forms. The lower levels are organized so that the pace slows as one moves upward: a browsing lounge on the ground floor for casual, standing encounters with books, a reading library on the second floor where browsing shifts into focused reading, and exhibition and archive spaces on the third floor where the experience becomes most static. Conversely, typically fast-consumed programs such as the café and bookstore are placed on the fourteenth-floor terrace, turning quick retail spaces into intentional destinations.
The structure is based on a mega frame system. Over a standard office skeleton of core, mullions, columns, and beams, mega structures with bracings and claddings transfer perimeter loads to the mega columns, producing column-free interiors. Where the long cantilevers from both sides meet, tapered beams allow the projecting slabs to read as floating plates. Unlike the dense low-rise commercial fabric of Myeongdong, this lightweight, column-free floating mass imposes no forced behavior on its visitors and users.
Site

명동은 중구 내에서 보행 압력이 가장 높은 지역이다. 좁은 보도에 과도한 보행량이 집중되면서 머무름 없이 빠르게 스쳐 지나가는 흐름만 남는다.
대상지와 주변 건물의 1층 프로그램을 분석한 결과, 상업시설이 대부분을 차지한다. 저층 상업 중심의 단조로운 구성은 보행자의 움직임을 지상층 소비 행위에 묶어두고, 상부층은 거의 인지되지 않는다. 결국 다양한 사람들이 끊임없이 유입되지만 도시적 경험은 짧고 평면적인 상태로 남는다.
Myeongdong records the highest pedestrian pressure within Jung-gu. With excessive pedestrian flow compressed into narrow sidewalks, only rapid passage remains, without pause.
A ground floor program analysis of the site and its surrounding buildings shows that commercial uses occupy the majority. This monotonous low-rise, commerce-driven composition binds pedestrian movement to consumption at street level, while the upper floors go barely recognized. A wide variety of people constantly flow in, yet the urban experience remains short and flat.
Company & Concept

이러한 조건에 대응할 기업으로 Taschen을 선정하였다. Taschen은 예술과 이미지를 누구나 접근할 수 있는 형태로 편집해 온 출판 브랜드로, “Art for All”이라는 가치 아래 폐쇄적이던 예술과 대중 사이의 경계를 재설정해 왔다. 시각 문화를 포용적인 매체로 번역해 온 이 태도는, 소비에 머무르는 명동의 보행 경험을 다른 밀도로 전환시키는 매개가 될 수 있다고 보았다.
본 프로젝트의 개념은 ‘도시적 감속(Urban Deceleration)’이다. 명동의 고밀·고속 흐름을 건물이 받아내되, 상승하면서 점차 속도를 늦추는 수직적 경험의 구배를 만든다. 무질서하게 교차하던 흐름이 건물을 통과하며 정렬되고, 층이 올라갈수록 체류의 밀도가 높아지는 구조다. 평면적이던 도시 경험에 깊이와 멈춤을 되돌려주는 것이 목표다.
Taschen was selected as the company responding to these conditions. As a publishing brand that has edited art books and images into forms accessible to everyone, Taschen redefines the boundary between exclusive art and the public, translating visual culture into inclusive mediums under the value of “Art for All.” This attitude offers a way to convert Myeongdong’s consumption-bound pedestrian experience into a different density.
The concept of the project is urban deceleration. The building receives Myeongdong’s dense, high-speed flow and gradually slows it down, producing a vertical gradient of experience. Flows that once crossed in disorder are aligned as they pass through the building, and the density of dwelling increases with each level. The aim is to return depth and pause to an urban experience that had become flat.
Structure

기존의 내부 기둥에 의존하는 일반적인 구조와 달리, 이 메가프레임 시스템은 X자형 가새와 경사진 보를 통해 주요 하중을 메가 기둥과 외부 외피로 전달한다. 이러한 구조적 원리는 내부에 완전한 무주 공간을 확보하며, 이는 건축적으로 중요한 시사점을 제공한다. 명동의 경직되고 방향성이 강하게 규정된 보행 흐름과는 극명한 대조를 이루며, 이렇게 확보된 자유로운 공간은 사용자에게 강제되지 않은 자율적인 동선 선택을 가능하게 한다.
물리적 장벽을 제거함으로써 메가프레임은 단순한 하중 지지 구조를 넘어선다. 나아가 이는 도시의 속도를 늦추는 도시적 감속을 실현하는 핵심적인 공간적 장치로 기능한다.
Unlike conventional structures relying on internal columns, this Mega-frame system transfers primary loads to the mega columns and exterior envelope through X-bracings and tapered beams. This structural logic secures a completely Column-free interior, offering a critical architectural insight. In stark contrast to the rigid, directed pedestrian flows of Myeong-dong, this spatial liberation provides users with unforced, autonomous circulation.
By eliminating physical barriers, the mega frame functions beyond a load-bearing apparatus —it becomes the core spatial mechanism for Urban Deceleration.

Details

상세 단면은 외피, 구조, 건축 설비가 하나의 건축적 레이어로 통합되는 방식을 보여준다. 이중 외피와 로이(Low-E) 복층 유리는 실내와 실외의 환경을 분리하는 동시에 열 전달을 줄인다. 내부에서는 데크 슬래브, 액세스 플로어, 천장 시스템, 커튼 박스가 유기적으로 조정되어 유연한 유지관리와 설비 통합이 가능하도록 계획되었다. 돌출된 철골 보의 상세는 구조적 역할과 건축적 표현을 모두 강화한다.

이중 외피는 완충 공간을 형성하여 직접적인 태양열 유입을 줄이는 동시에, 따뜻한 공기가 상승하여 자연적인 굴뚝 효과를 통해 외부로 배출되도록 한다. 이러한 패시브 시스템은 기계 설비에만 의존하지 않고 실내 쾌적성을 향상시키며, 냉방 에너지 수요를 줄인다.

exhaust through natural stack ventilation. This passive system improves indoor comfort and lowers cooling energy demand without
relying solely on mechanical systems.
